ACS Registration Scheme

propertywithUS, part of the Accommodation Office within Accommodation and Commercial Services operates a comprehensive private sector registration scheme with approximately 5,000 beds currently available in registered private sector properties for letting to students.

Before a property can be registered, it is inspected by a member of staff to ensure that at the time of inspection it complies with a number of specified standards including the Physical Property Standards of the Sheffield Responsible Landlord Scheme.

Landlords with new offers and those with existing registered properties are required to confirm that the following standards are maintained on an annual basis:

Gas Safety

All gas appliances and/or flues have been tested for safety at intervals of not more than 12 months by a Gas Safe registered engineer.

Fixed Electrical Wiring/Installation

All fixed electrical wiring/installations have been inspected and tested within the last five years.

Furnishings and Furniture

All upholstered furniture complies with The Furniture and Furnishings (Fire Safety) Regulations, 1998 as amended S.I 1993 No.207.

Sheffield Responsible Landlord Scheme

Compliance with the Physical Property Standards and the Management and Tenants Code of Practice of the Sheffield Responsible Landlord Scheme (with the exception of Resident Owners and those properties which are registered under Mandatory Licensing).

HMO Mandatory Licensing

Those properties which require registration under HMO Mandatory Licensing must be registered with Sheffield City Council.

Resident Owner Accommodation

Battery operated smoke alarms are required on each communal landing ceiling where accommodation is provided on the second floor.

Tenancy Deposit Protection Scheme

If an assured shorthold tenancy agreement is used, the deposit must be safeguarded with one of the government approved tenancy protection schemes within the required timescale.

Energy Performance Certificate (EPC)

If the property is let on a single tenancy (i.e. to a group of students on a joint tenancy) an EPC must be available for prospective tenants to view.
